• LOW FHA FIXED RATES!  While rates have increased recently, they are still very low historically.  FHA fixed rates are as low as 5.00% with cash-out refinances up to 85% loan-to-value and rate/term refinances to 97.75%.  The new $8,000 1st time homebuyer tax credit can be used towards a down payment!  NOW is a great time to consider a traditional FHA mortgage.  We have helped many homeowners with our access to multiple FHA programs that work. 

• CONFORMING RATES AS LOW AS 5.00% FIXED!  Guideline changes, higher mortgage insurance premiums, and uncertainty in the markets make it more important than ever to act sooner than later.  30-year mortgage rates are still very low!  Improve your budget by consolidating your debt.  Convert that ARM to a fixed rate.  Use equity in your home for major decisions such as college tuitions, buying an investment property, increasing your cash reserves, or making those improvements to your home you're planning for 2009!  No matter what your needs are, SHF will find the best program for you and your family.
